Collaborated with boardroom level executives in conducting operational planning, organizational benefit analyses, and development of long-term corporate strategy related to J.P. Morgan Chase contract and alignment of real estate development, construction, property management, permitting, and brokerage subsidiary plans for full service real estate company. 

Registered as a company lobbyist in pursuit of new business and presented bid to Miami-Dade County.  Conducted project turnaround, review including critical path analysis (CPA), financial implications, and coordination issues then proposed corrective actions to bring projects back on track with minimized negative impact. 

Resolved owner and field personnel problems and grievances and monitored financial, technical, site and timeline performance for all active Development and Construction projects reporting results to Executive Management Team and external Owners. 

Represented real estate investment trust (REIT), secured agreement with federal, state and local agencies, and obtained approvals from municipal committee that achieved owner desired design changes for projects. 

· Represented the firm with clients, investors, and business partners, as well as real estate investment trust REIT, directed and managed development projects including award-winning office building, all valued at $68 million in AIA contracts.

· Analyzed, formulated and resolved contract change order claims, saved $300,000+.

· Devised strategic master plans and verified key performance indicators (KPI), through detailed financial and multi-site  assessment, improved team accountability for 51 construction projects totaling almost $190 million.

· Rendered hands-on, day-to-day, on-site MEP coordination, Critical Path Method (CPM) analysis, and initiated proactive technical approaches in troubleshooting, profitably completed $52 million high-rise within time, scope and budget.

· Created and implemented process that improved accuracy of executive management reporting companywide, consolidated performance, financial cash flow analysis, and added cash-need projection in one monthly report for $190M+ portfolio.
